A minor housing is a secondary residence that can be constructed on your current property. According to local council guidelines, the maximum size of the secondary residence varies by location. When planning to construct a small house, there are various factors to consider. Our Home Consultants are all trained to walk you through these issues and ensure that your project progresses well.

Size option for home in NZ

Single house zone

You can convert a home into two dwellings or build a minor dwelling unit that is up to 65m^2. Each site must be at least 600m2 and the building coverage must not exceed 35 percent if you want to subdivide. Adding a small residence to your section increases the property's resale value.

Mixed housing suburban zone

This is Auckland's most populous area. It allows for infill construction while preserving the existing neighborhood's character. With a simple resource consent that takes a few weeks – which we may submit on your behalf – you can build up to two houses by right or more.

You can develop two-story dwellings and/or duplexes/townhouses in this zone. The maximum building site coverage is 40%, and the minimum subdivision site size is 400m2. 

Mixed house urban zone

The mixed home urban zone, which is a step up from the mixed home suburban zone, is another common zone. This zone permits higher building heights and densities. Houses in this zone are typically three-story townhouses.

You are allowed to build up to two homes without obtaining resource consent; but, if you want to build more, you will need to obtain resource consent. The maximum site coverage is limited to 40%, with a minimum site size of 300m2.

 

The most common size for a minor dwelling plan is 65m^2. You can choose a design from our designer's plan or work with our professional designer to create your own.You can even choose a 2-storey plan for extra space or a luxury plan.

Usage of material

Paint, insulation, floor coverings, recessed downlights, standard kitchen and bathroom fixtures, and double-glazed windows are included in every home. To fit most parts of New Zealand, our modules are rated for very high wind zones and the highest seismic grade.
